A 166ac farm in the Golden Vale is on the market at just over €7,500/ac. Guided at €1.25m, the farm is located at Clonee, Ballagran, Kilmallock, Co Limerick. It is all in grass apart from 24 acres that were planted some 19 years ago and it is understood that there is one year of forestry premium left on it. While it was once a dairy farm, it has most recently been in drystock.
The farm buildings include two covered silage pits with lean-tos containing 48 cubicle spaces. There is also an open slurry pit, hay barn, old milking parlour, crush and cow shed.
While there are some heavy parts, the land is described as “fairly good”. There are gravel deposits in places. There are central roadways on the farm that are not extensive and there are a couple of short farm roads.
It is for sale by private treaty in lots or the entire. Lot one includes 85 acres with the residence and farm buildings.
The house is described as a “reasonably good two storey farmhouse” that would benefit from modernisation. It has three bedrooms, a sitting room, dining room, kitchen and downstairs bathroom.
Lot two comprises 81 acres of land. GVM Auctioneers in Kilmallock is handling the sale. A spokesperson said that there is a good amount of interest from farmers and those in the quarry business. CL
