A nice block of 34.8ac near Ballymacward in east Co Galway is on offer from Connaughton Auctioneers of Athleague and is attracting interest.
The land, which comes with planning permission for a new house, is for sale by private treaty and is under active negotiation.
The land in this part of Galway is good quality and free draining. It's intensively farmed.
The location is Hamstead, about 1.5km from Ballymacward. This wider area is recognised for having good, free-draining land. The auctioneers say that this piece of ground is up there with the best of it.
The farm is laid out in four main fields. There is an old house and old farm buildings on the land and these are located in the centre of the farm, accessed by an internal laneway. This means there is road access to all fields. There is limited road frontage.
The house is derelict and would need full modernisation. Likewise, the sheds are small and dated and of limited farming use.
This is the gateway in from the public road. There is some road frontage but it's relatively short.

The asking price for the farm is €200,000 or higher. According to auctioneer, Ivan Connaughton an offer of €200,000 has been made and a number of potential buyers are waiting to view the land.
