A 104ac farm of top-notch Co Meath land will go for auction early next month. The farm is at Piercetown, which is out the Ratoath road from Dunboyne, and it is being sold by Coonan Property. This is good land, traditionally viewed as a great beef finishing area. But it’s also a high-profile developing area.

A few kilometres further on towards Ratoath is the Fairyhouse complex. Go just two fields the other way, towards Dunboyne, and you’ll see industrial development – including the new and very large MSD Biologics plant.

The location is less than a minute away from the M3 motorway and close to the M3 Parkway for train connections.

Will Coonan points out that part of the farm joins the development boundary in the Meath County Development Plan. So location is likely to influence the sale price of this holding.

The 104ac is in two parcels and will therefore be offered by the auctioneers in lots.

Lot one will be approximately 88ac. It has limited road frontage but two 4.5m wide access points. On this lot are a single storey one-bedroom residence and a large modern yard with various storage sheds, and a hayshed with three phase electricity. The guide price for this lot is in excess of €17,500/ac.

Lot 1 also has a large open concrete yard.

Lot two will be the other 16ac which is currently in tillage. The guide price is €15,000/ac. Lot three will be the entire. The auction will take place on 6 May, with the venue and other details to be confirmed closer to the date.
