A 122ac farm with the remains of a period house located at the end of a headland with spectacular scenery exceeded its guide price by almost €0.5m.

The farm at Downeen, Rosscarbery, was sold by Hodnett Forde Property Services, Clonakilty, for €1,955,000.

Offered in two lots or its entirety, the farm just outside Rosscarbery had an asking price of €1.25m to €1.5m. Good-quality land, it was rented out for 40 years and had been primarily in grass with some used for cereals.

It was on the market three months before auction. Auctioneer John Hodnett said that there was serious interest in that time with a lot of enquiries including a number from mainland Europe and beyond.

When it came to the auction there were two parties involved for Lot A, which was made up of 115 acres.

This sold for €1,525,000, with the purchaser being a west Cork business man with farming interests.

There were three interested parties in the shakeup for Lot B, which contained the ruins of an old period style residence set on seven acres, as well as some old stone farm buildings and the remains of an old historic watch tower.

This was purchased in trust for €430,000.

Second property

John Hodnett also reported the conclusion of another farm in the vicinity of Rosscarbery recently. A circa 26 acre residential farm sold for a total of€565,000 (€21,730/acre). Ten minutes’ drive from both Clonakilty and Rosscarbery, the property at Coolnagay includes a traditional two-storey farmhouse with a selection of outbuildings and predominantly good farm land.
