Eighty eight acres of fine Wexford farmland, together with farmyard and a five-bedroom farmhouse, are on the market and going for auction in three weeks’ time. The quality of this land means it will catch the interest of commercial farmers in the area. The farm was formerly in dairy. The land has been leased out for a number of years and is currently mostly in tillage. It’s good land which is well maintained.

The property is at Coolnahorna, on the Moyne to Marshalstown road, 3km outside Eniscorthy, and it’s intersected by the new N30 link road. This means the land is in two blocks. On the western side of the N30 is 57ac, the house and yard while the remaining 31ac is on the eastern side, albeit still beside the yard.

The land has lengthy frontage on another road as well, the L2014. This means that in all it has over 1km of useful road frontage.

The farm is now being offered in three lots by Quinn Property. Lot 1 is 49.79ac, divided into eight fields and mostly in cereals. Lot 2 is the residence and yard on 7.38ac. Lot 3 is 30.76ac divided into six fields.

Lots 1 and 2 are to the west of the new N30 road, lot 3 to the east.

The new roads around Enniscorthy – including the N30 link road, the M11 motorway bypass and the new link road connecting the two – mean that this farm is in a good location with great access in all directions.

The farm was previously in milk but has been leased out for a number of years. All sheds, including this slatted house, are in good condition.

Farmyard

The yard has a lot of sheds, all of them in good working condition. Most are cattle houses and haysheds about 20 to 30 years old. There are a small number of older traditional sheds but these too have been well maintained.

The sheds include a five-span slatted shed measuring 20m by 6m with a covered feeding area, another four-span slatted shed and feeding passage, measuring 20m × 11m.

There’s a cubicle shed measuring 14m × 5m with 20 cubicles and automatic scrapers. A second cubicle house measures 14m × 6m and has 24 cubicles and automatic scrapers. There’s also a dairy, the former milking parlour which is 14m × 5m, two calving sheds (both 12m × 6m) and a calf house of 9m × 5m with three pens.

There is a three span machinery shed measuring 15m by 9m, a three span cattle shed of 9m by 7m, a four span hay shed with concrete floor measuring 20m by 8m and there’s a 20m by 20m silage slab. There are a number of open yard areas and a cattle crush.

The house was tastefully extended and now cover over 220 square meters. There's five bedrooms and the kitchen and other living rooms downstairs are spacious.

The residence

The two-storey house is in very good condition and very spacious at 220.25sq m. What was once a traditional farmhouse was tastefully extended and upgraded over the years. It has its own tarmacadam entrance from the road, which passes through mature, landscaped gardens.

All rooms downstairs are spacious. There’s a sunroom, a large living room with wood pellet stove and a lounge/TV room (also with a stove) and kitchen. The kitchen is large and has fitted units at floor and eye levels. Also downstairs are a pantry, bathroom (with double shower)and a bedroom.

The other four bedrooms are upstairs, one of which is en suite. There’s also a bathroom and a walk-in wardrobe/hot press.

Outside, there is a garage with a lift-over door. There’s also a brick building which was used for living accommodation in the past. Quinn Property note that this would be an ideal granny flat. It is 36sq m in size and has a small kitchen, toilet, living room and bedroom. The house has a burglar alarm, oil-fired central heating, a well and septic tank. It has a C3 BER rating for energy efficiency.

Quinn Property will hold the auction on the land at 3pm on Wednesday 2 September.
