A 51ac lakeside farm with an old stone residence – now derelict – is up for sale near Carrickmacross, Co Monaghan. The farm is at Greaghlone and is being sold by Keenan Auctioneers. It will be sold at public auction on 6 October at 3pm in the sales yard of Kingscourt Mart in Co Cavan.

This property is just 1km off the R162 Kingscourt to Shercock road. It is about 9km from Kingscourt, 5.5km from Shercock, and 10.5km from Carrickmacross.

The land at Greaghlone is good quality.

The land is laid out in two blocks. These are close to one another and are connected via a good quality laneway. The farm is beside Lake Greaghlone and of the 51ac total, some 10ac is in the lake. Altogether, the land has 15 main divisions, all of them accessible. The land has almost 1km of road frontage.

Water is supplied by the Magheracloone Group Water Scheme, and there is also a natural water supply to some of the fields. There is also a basic cattle handling unit on the land.

The old single-storey house is built of stone. It is dry and solid. Beside the house there is a two storey, stone outbuilding.

Auctioneer Lisa Keenan says that the land is very good quality. It has been rented out in recent years.

The farm will be offered in four lots as follows. Note that each lot includes an area of lake.

  • Lot 1 will be the entire 51ac with old residence and outbuildings.
  • Lot 2 will be 23ac of good quality farmland in seven divisions with all divisions being easily accessible. This land has approximately 240m of road frontage and has good views looking down and out over Greaghlone Lake.
  • Lot 3 will be 24ac in five divisions with all divisions being easily accessible. This lot has approximately 645m of road frontage and has good views looking over Greaghlone Lake.
  • Lot 4 will be 3ac. This property comes with the old three-room cottage and the stone barn. While the cottage is in disrepair, this is a unique site with fine lakeside views.
  • This is Lot 4. It has 3ac with the old stone cottage and outbuilding. The ground runs down to the lake. There are fine views from this location.

    The auctioneers have not set a guide price for the farm but say that good land in the area is making €10,000/ac to €15,000/ac.
