Demand for farmland is seen at its keenest in west Cork, where not many large farms come on the market. But now a residential holding of 107ac has come up for sale near Bandon.

Curraclough House is being sold by Hodnett Forde by private treaty and it’s already generating plenty of interest.

This is a good location, about 3km from the centre of the very busy town of Bandon. It’s an area of good farmland and intensive farming.

The farm for sale was owned by a local family who were involved in grain milling and who owned the former Deasy’s Mill. The land has been leased out for the past 20 years and it’s now on the market in an executor’s sale.

The land

The holding lies in three divisions, all close together. The main block of land is c90ac. The farmhouse lies directly across the public road, on 12.4ac. The third division is 4.6ac, a very short distance away and with its own road frontage.

Part of the farm was used for maize in 2022.

The c90ac block consists of c72ac in grass and maize stubble with a balance of c18ac in semi-mature forestry. In previous years some of this ground was used for cereals. This land has lengthy frontage on to two public local roads: over 1km in all.

The land here is good quality.

The forestry is in one block, over 20 years old and is, according to the auctioneers, within two or three years of harvesting. Predominantly sitka spruce, it has mixed mixed stands (less than 80% of the trees in the canopy are of a single species) around the edges. There is a stream along part of the northern boundary of this ground.

The house

Across the road, the two-storey farmhouse has plenty of character. It’s traditional in style and sits beside the road. It has three bedrooms but is spacious at 1,886 ft2. The rooms are large.

The house was lived in until earlier this year. It is in good structural condition but needs some modernisation. On the ground floor there is a living room, sitting room, kitchen, porch, utility room, storeroom and toilet. Upstairs are the three bedrooms and family bathroom. The house has oil-fired central heating and water supply from a well. It has a BER rating of G.

The house is spacious at 1,886 square feet.

Behind the house there is a striking courtyard with a central, open concrete area and stone buildings along the sides. This courtyard and the buildings have been generally well maintained. There are two open silage pits situated across the road from the residence.
