A pair of farms in south Tipperary, for sale by private treaty, are new to the market with P F Quirke & Co Ltd. First up is a residential holding within a kilometre of Fethard on the Cashel road.
Extending to 45.5 acres, the land at Brodeen, Fethard, is of good quality and is currently all in grass. It is divided into approximately a dozen fields that are well fenced and have water infrastructure in place.
There is a two-storey residence on the property. It has a kitchen, living room, bathroom and two bedrooms. Access to the dwelling and farmyard is via a 200 metre driveway that leads from the R692 road.
To the rear of the farmhouse is the yard. A recently built six-span, double-sided slatted shed is the dominant structure here, while there is also a three-span haybarn with lean-to and a silage slab.
Auctioneer Pat Quirke said: “Farms like this near Fethard do not come to the market often.”
That rarity of a quality farm going for sale in that locality is reflected in the guide price of €800,000, putting it around €17,500/acre.
Ardfinnan
Further south in the Premier County, the Clonmel-based auctioneer has a circa 32.27acres for sale at Kilgrogy, Ardfinnan, Co Tipperary.
Divided into three fields, it is described as a fantastic piece of ground. It is currently all in tillage but is suitable for any agricultural use.
With outstanding views of the Knockmealdown mountains and frontage to the River Tar, this excellent tillage holding is guided at €450,000, which is just shy of €14,000/acre.
