Similar in size but different when it comes to land quality and price range, a pair of farms in Co Tipperary are going for public auction in late March. Listed with Clonmel auctioneer, PF Quirke Co Ltd, the hopes are that a strong market in the county will prevail into this year.
First up is a 65ac non-residential farm at Parkville, Clonmel. Suitable for any farming enterprise, this top-quality land is all in one block and is presently all in grass.
Located on the northern outskirts of the town with extensive frontage to the Fethard Road, these lands are zoned agricultural. Some land in the vicinity has been zoned residential and built on in recent years, so this sale may tempt some buyers who could be looking at future development potential.
This farm is guided at €1,280,000 which puts it at close to €20,000/ac.
Auctioneer Pat Quirke says: “This land is very good quality and is in a strong farming area. Given its location, it will appeal to many different parties as well as farmers. As its close to town, you’re likely to see this appealing to investors.”
The second farm is further north within the county and comprises of a 60ac residential farm at Corbally, Drangan. Split between grass and forestry, there are 30ac of good grassland and the balance of the ground was planted in forestry 12 years ago. There are eight years of annual forestry premia with a value in excess of €7,000/year included in the sale.
An old two-story farmhouse with three bedrooms, this dwelling is in need of modernisation and should qualify for the Vacant Property Refurbishment Grant.
The yard is close to the house and contains a range of older stone farm buildings and also a pair of older hay barns with lean-tos. This farm, 2km from Drangan village and 7km from Killenaule, has a guide price of €500,000.
