Young couple pay €11,700/acre in Co Carlow

Over €11,700/acre was realised at last week’s auction of a 14.5-acre piece of land at Garryhill, Bagenalstown, Co Carlow. There were three active bidders at the auction but a young couple with equestrian interests became the successful buyers when the hammer dropped at €170,000. A local landowner was the underbidder. Slightly elevated, the property is laid out in four grass fields and is described as “good sound land”. Ed Donohoe from Donphoe Town and Country, Kilkenny, handled the sale.

Roscommon parcel bid to €160,000

It’s understood that a 25-acre parcel of land at Tanseyfield, Elphin, Co Roscommon, was withdrawn at €160,000 at last week’s public auction. Selling agent Mike Smith from Property Team Smith Kelly Scott, Boyle, is currently in talks with some interested parties. While good progress has been made, no deal had been concluded at the time of going to print. The land was guided in the region of €175,000 prior to auction.

Clare winterage farm withdrawn at €180,000

Selling agent Vaughan Hannon, Ennistymon, is in talks with the highest bidder following last week’s auction of a 115-acre winterage farm at Sheshymore, Carron, Co Clare. Although there were two active bidders present on the day, the property was withdrawn at €180,000 and is now under negotiation. It’s understood that substantial progress has been made but a final deal hasn’t been concluded. The property was guided in the region of €200,000 to €250,000 prior to auction.

Almost €10,200/acre realised for Kildare parcel

Auctioneer John Hennessy, Stradbally, opened the bidding for a 28-acre non-residential parcel of land at Esker Hills, Kildangan, Co Kildare, at €200,000 at the recent public auction. With four active bidders in contention, the property was placed on the market at €272,000 and shortly afterwards sold at €285,000 (almost €10,200/acre) in trust to a local person. Although in tillage for the past few years, it’s suggested the land is probably more suited to grassland.

Deal concluded for 20 acres near Wolfhill

Meanwhile, despite being withdrawn at auction at €120,000, a deal has been successfully concluded for a 20-acre parcel of marginal-type ground located near Wolfhill, Co Laois. The property came with a bungalow residence and some outbuildings and sold in a private deal for a figure in excess of €120,000 to a local farmer. It’s thought that a portion of the land would benefit from attention.

12-acre field near Luggacurren

A 12-acre field near Luggacurren, Co Laois, sold in a private deal recently for a figure believed to be in the region of €110,000. Auctioneer John Hennessy, Stradbally, was handling the sale.

35 acres for sale near Portlaoise

Auctioneer John Hennessy will auction a 35-acre farm at Kyle, Ballyknockan, Portlaoise, Co Laois, on 25 November next. Located at the end of a cul de sac, the land is currently in tillage and comes with a three-bay slatted shed and some cattle handling facilities. The auction takes place in O’Loughlins Hotel, Portlaoise, at 3pm on 25 November and the property is guided at €8,000/acre.

Local secures Meath parcel at €85,000

An adjoining landowner secured the sale of a 16-acre non-residential parcel of land at Dangan, Summerhill, Co Meath, at last week’s public auction.

The property, which is accessed down a cul de sac and has no road frontage, comes with lovely mature trees and is currently in grass. Having farming potential only, the property sold under the hammer for €85,000 to an adjoining landowner. The underbidder was a local farmer/business person. Thomas Potterton, Trim, handled the sale.

Elsewhere, Thomas sold a refurbished farmhouse on two acres at Scurlogstown Trim, for €330,000 at last week’s public auction. The house was completely refurbished by the owner and came with two reception rooms, kitchen/living area, bathroom and three bedrooms.

Standing on circa two acres, the property also came with a three-bay hayshed and was a bought by a professional Dublin-based couple.
