Local family secures 39 acres in Kilkenny
Despite getting active bidding on the lots, a 39-acre non-residential parcel of land situated at Revanagh, Coolcullen, Co Kilkenny sold in its entirety for €330,000 at last week’s public auction. Selling agent Joe Coogan, Castlecomer initially offered the property in no less than five separate lots, which were neck and neck with the entire for most of the auction. These included 20 acres (with two acres planted) which was bid to €200,000; a four-acre field went to €60,000; a 2.3-acre parcel (some planted) peaked at €10,000; 12 acres of planted land arrived at €50,000 while the final one acre of planted land was bid to €5,000. This gave a combined total of €325,000.
However, after an hour and half of drama, it was the entire that eventually won out at €330,000, bought by a local farming family. This works out at €8,400/ac.
The property comprises 16 acres of planted ground while the remaining 23 acres is reported to be suitable for summer grazing.
€10,000/ac for land in Kells area
Selling agent John Harrington from Smith Harrington, Navan secured €10,000/ac for part of a 31-acre non-residential parcel of land situated at Balrath, Kells, Co Meath. The property was offered in two separate lots that included a 19-acre parcel which sold under the hammer for €190,000. Currently in tillage, the land is reported to be “very good quality” and the sale included the spring barley crop.
The remaining circa 12 acres was withdrawn at €70,000 and is currently open to offers. Currently in grass, this lot was guided in the region of €100,000 prior to auction.
Talks continue in Co Monaghan
It’s understood that a 37-acre residential block of land situated at Aghaboy South, Scotstown, Co Monaghan was withdrawn at last week’s public auction. Selling agent M Rooney & Sons, Scotstown is currently in talks with some interested parties and it appears likely that the property might sell in one lot only. It came to the market with a cottage residence that hasn’t been lived in for a number of years and a range of farm buildings. It’s believed that the land hasn’t been farmed intensively for a number of years.
Longford farm sells in lots for €427,000
Despite a long drawn out battle, a 68-acre residential farm situated at Tullybawn, Ballinalee, Co Longford sold in three separate lots at last week’s public auction for a combined total of €427,000. Selling agent Dillon Murtagh from Murtagh Bros Auctioneers, Mullingar put up the first lot comprising an old farmhouse in need of refurbishment on two acres which was knocked down at €80,000 to a North Longford farmer.
40 acres averages €10,300/ac
A 40-acre non-residential parcel situated at Rathowen, Co Westmeath sold in two lots for an average of €10,300/ac at last week’s public auction. The first lot comprising 12 acres materialised into a two-horse race between two local farmers and eventually sold for €150,000. Having opened at €150,000, the remaining 28 acres was put on the market at €245,000 and later sold for €263,000 in trust to an accountant who was acting on behalf of a client. This gave a combined total of €413,000. The land is currently in grass and is laid out in two separate blocks.
Mixed fortunes in Meath and Dublin
Selling agent Philip Byrne from Coonan Auctioneers, Celbridge and Maynooth handled the sale of four different parcels of land in the Dublin/Meath region by auction last week. First up was a 57-acre non-residential farm located at Woodland, Batterstown, Co Meath which had right of way access only. After spirited round of bidding, the property eventually sold for €520,000 (€9,100/ac) to a local farmer.
On the same day, a 45-acre parcel of upland situated at Calliaghstown Upper, Rathcoole, Co Dublin was snapped up by a farmer living a few miles away for €370,000 (€8,200/ac).
The following day, a 26-acre parcel of land situated at The Wotton, Ashbourne, Co Meath was withdrawn at €250,000 and is currently under negotiation. Laid out in two large divisions, the land is currently in winter cereals. Belonging to the same owner was a 41-acre block of land with an address at Fleenstown, Great, The Ward, Asbourne. This land is currently in stubble and grass and was also withdrawn at auction. Auctioneer Philip Byrne is currently open to offers. Both lots were guided at €10,000/ac prior to auction.
Prime 34-acre parcel near Staffan
Elsewhere, the same agent is handling the sale of a 34-acre parcel of land situated at Baronrath, Straffan, Co Kildare. Located between Kill and Staffan, the land is laid out in two grass fields. Located beside Baronrath Stud, the property will be auctioned on 18 July next in the Glenroyal Hotel, Maynooth at 3pm. It comes with a guide price in the region of €450,000.
