With plently of interest, REA Eoin Dillon had no shortage of bidders as they successfully sold this 45ac non-residential farm at Toor, Newtown, Nenagh, Co Tipperary by online auction on Thursday last, 14 March.
There were six active bidders involved and the lands were guided at €495,000 prior to auction, but the hammer fell at €715,000 for the 45.3ac. The purchaser of the non-residential farm is a local farmer.
All in one block, the lands are predominantly prime top-quality grassland and are split into seven fields, the largest of which extends to 14ac.
There is road frontage onto a local road and towards the centre of the property, there is a three-bay shed and another stone-built shed.
Strong dairy area
The clean parcel of quality land situated about 5 miles out the old Nenagh to Limerick road was seen as a good barometer of current land prices in a relatively strong dairy area. Active bidding on the day brought the property to €15,800/ac which is pretty near the Land Report 2023 average for good quality land in Tipperary.
While the farm is a long way from the Golden Vale, it has been well managed to bring it to its current standard. Given its proximity to the town of Nenagh and the current scramble for land, the option of outsiders looking at the property with a view to purchasing was a distinct possibility.
Despite the current mix of poor weather and tight margins, competition for land between farmers is still high as policy forces dairy farmers to dilute stocking rates over a larger area.
