Although we are entering one of the traditonally quieter periods in the property calendar, there still appears to be a number of new farms hitting the market. One interesting prospect is a 68.3-acre residential farm on the books of Property Partners Earley in Roscommon. Two successful public auctions for Roscommon
Property Partners Earley Roscommon held two very successful public auctions in the past two weeks. The first auction saw 69.23 acres of land go under the hammer. This farm is set out in three lots and is located at Knockskehan, Lecarrow and Carnagh East, Kiltoom, Athlone. A well-attended auction eventually saw the property sold in three lots for a total of €292,000.
The second multi-lot public auction comprised four prime-located properties at Athlone, Oran, Athleague and Roscommon town. The largest parcel of land that went under the hammer was a renowned residential holding of lands at Runnabracken and Carroweighter, Ballymacurley, Roscommon, containing circa 47.4 acres in two lots.
A lively bidding contest was reported by the agents, with circa 30.96 acres excluding the residence selling for €227,000 to a local farmer, and circa 15.14 acres sold for €100,000, also to a local farmer. The character farmhouse was withdrawn from auction at €40,000 and negotiations are ongoing by private treaty on this lot.
Three smaller lots also went under the hammer at this auction, including a two-bedroom detached bungalow at Baylough, Athlone, which is in need of renovation. It was bought by a local builder for €30,000.
Also selling was another attractive parcel of agricultural land containing circa 12.04 acres at the Racecourse road, Roscommon town, zoned Industrial. A lively bidding contest ensued with 17 bids registered. The lands were eventually knocked down to Conleth Harlow solicitor in trust for the figure of €120,000.
A final small parcel of 5.1 acres of excellent quality lands at Clooneen, Athleague, on the main Galway route, also went under the hammer. After a number of bids, the property was withdrawn at €28,000, having not reached its reserve. The agents describe this plot of ground as “excellent quality” and well-located beside the village of Athleague. Negotiations are ongoing with a view of concluding business by private treaty.
Having concluded a busy forthnight of auctions, John Earley said: “We are very satisfied with the results achieved across our recent auctions, which were very well attended.
“Bidding was strong which is an indication that well-located and well-reserved properties are very much in demand. The agricultural land market continues to perform very well with demand still outweighing supply in many regions. As a result, we are actively seeking similar properties for disappointed underbidders.”
