Sometimes having an interested farmer over the ditch is a vital part of a successful sale. A super grass farm in Lisnagaul near Bansha in Co Tipperary had just about everything going for it. Some very good-quality land, more or less in one block, road frontage, a yard with potential and a nice house in its arsenal.

Unfortunately, however, it had no interested farmer over the ditch. It was withdrawn from auction with just one of the lots receiving a bid. All is not lost though. The holding remains on the market via private treaty and according to Tipperary town-based auctioneer Matt Ryan, progress has been steady. Ryan will be hoping the quality and setting of the farm will shine through in the coming months.

The auction

The property was offered in three lots at auction. The first of these lots was the house on 24 acres. This lot opened at €325,000 and three bidders brought the price to €361,000 before it was held. When attention turned to lot two (97 acres of grassland) and the entire, no bid was received. After a consultation with the vendors, the farm was withdrawn.

The farm

The farm itself is located circa six minutes from Bansha and 11 minutes from the Limerick border, in a townland called Lisnagaul.

The property is a 123-acre residential holding with a farmyard located next door. The land is very good quality.

Lot one comprises of 25 acres on one side of the road while the second lot is 97 acres and this is located directly across the road.

The majority of the 97 acres is excellent grassland. Circa 20 acres has been recently reseeded and is set in Italian ryegrass. Every paddock is well fenced and has a good shelter belt.

The residence is a traditional four-bed farmhouse that is in good condition. Approached by an attractive tree-lined avenue, it is sheltered from the main road and is very private.

The farmyard is comprised of a four-bay haybarn with a lean-to cubicle shed, a three-bay cubicle shed and a two-bay lean-to. There are also cattle handling facilities, two stables and a silage slab.

It must be noted that the building facilities require investment across the board, but they all have very good potential. The views from this area are spectacular.
