Demand for grassland holdings or, those suitable for forestry have been consistent sellers over the years but there has been growing interest in land less suitable for production purposes.

There’s been more interest in land for biodiversity reasons in recent years and there is demand from people who want to have the land to balance their carbon footprint. With changes in how land eligibility for BISS, others have purchased this land hoping to claim entitlements off it.

Regarding commonage, MacMahon said:

“With commonage, you have people who may have emigrated from the country or with family connections and they are looking to own a bit of land in Ireland just to say they that they can maintain the connection with their roots. Purchasing a share of commonage is an option they’re taking. It’s relatively small money but they like that they can say that they own a bit.

Others would look would look at the same ground as a way to increase their payments from the likes of BISS or if there’s any walk schemes on the land. That’s especially the case if they have a share of that commonage already. Then you have people who want the shares just so they can go out and walk it.”

He has a mix of offerings in north Clare presently on the market, reflecting the variety of land types that are in the area.

Among them is some shares in a commonage on the west Clare coast. Situated between Doolin and Lisdoonvarna, the two undivided 40th parts or the equivalent of a 1/20th share of a 148.9ac commonage are guided at €20,000.

It’s in two parcels of commonage, the larger of which, 79.6ac is at Glasha Beg while the other one consists of 69.4ac at Ballyvoe. Predominantly bare limestone, it is included in the Burren and Cliffs of Moher UNESCO Global Geopark.

Included in what's on offer is this mix of limestone and wetland near Tubber.

Also, within the UNESCO geopark, he has two plots of land at Tubber, Co Clare for sale by private treaty. The larger of the two consists of 31.43ac of mostly limestone terrain with some wetlands at Attyslany South, close to Tubber GAA pitch.

A 7.2ac roadside wetland at Attyslany South is also available by private treaty.

This is guided at €160,000. The second parcel is nearby in the same townland and is a 7.2ac parcel of roadside wetlands that has a guide price of €37,000.

DNG MacMahon also have some share of a commonage on the west coast of Clare on the market.
