One of the largest residential farms to go on the market in the midwest heads for auction at the end of April. Listed with REA Dooley, the 220ac roadside holding at Gortmore, Feenagh, Kilmallock, Co Limerick and is described by auctioneer, Pat Dooley as “the farm of a lifetime”.

Guiding it at €3.5m, he said:

“It’s easily one of the finest farms to come on the market in the midwest in recent times. It’s all in one block and there has been good interest in it so far. This is the farm of a lifetime and must be seen to be appreciated. Prior to the sale, the farm was in a long-term lease with two tenants. It was reseeded in that time and well looked after.

The 220ac residential farm at Gortmore, Feenagh, Kilmallock, Co. Limerick sells by auction at the end of April.

A traditional-style two-story farmhouse, the dwelling has four bedrooms and benefits from having oil-fired-central heating. In the heart of the village, a short footpath leads from front door and from there it’s a short walk to the local primary school. The house was rented out until recently and requires modernisation but there is plenty of scope for the new owners to put their own stamp on it.

The yard is to the rear of the house and has a separate entrance from the house. A selection of single-story stone-built farm buildings form a courtyard and there is plenty parking space behind the house. Behind this, there is a second courtyard of farm buildings. Although dated, the farm was of its time, and the main building now is a five-bay hayshed with lean-to. There is also a three-column hayshed cubicle shed, storage shed and other old ancillary outbuildings.

The two-story dwelling is in the centre of the village of Feenagh and while it requires modernisation it is in good condition.

Excellent quality grazing ground in permanent pasture, the land is laid out in about 20 fields with mature trees and hedgerows forming the boundaries. For ease of access, there are two farm roadways going through the farm from both the southern and western boundaries. It has a mains water connection and an electricity supply as well as frontage onto two roads.

The property is located in the village of Feenagh giving it obvious appeal for future development. Feenagh is located about 15 minutes’ drive west of the N20 Roard that links Cork and Limerick and is almost equidistant to Charleville (19km) and Newcastle West (18km). It’s 25 km from Kilmallock and a little over half an hour drive from Limerick city.

There is ample parking space to the rear of the house.

Unless it is sold beforehand, the auction will take place at 3pm on Thursday 30 April in the Charleville Park Hotel and online on the LSL Auctions online platform.

There is a second courtyard formed by a number of older farm buildings.
