A fine stud farm with houses and yards on c218ac has been placed on the market in Co Offaly. Lumville Farm, near Edenderry, is being sold by Coonan Property and will be offered at auction on 26 October, in lots.

The guide price for the entire is excess of €4.5m.

The farm is well regarded in the thoroughbred and racing world? as ?part of the Derrinstown Stud group of farms developed and grown over the past 40 years by the late Sheikh Hamdan bin Rashid Al Maktoum of Dubai. Lumville Farm is being sold as part of a planned consolidation following his passing.

The farm is 7.5km from Edenderry in the direction of Tullamore. It’s just off the R402 that links these two towns. It’s a convenient location, sitting between the M7 and M4/6 motorways. Dublin is 67km away.

The farm is in one unit but divided by a public road. There is a stable yard in each of the two resulting blocks.

Each time the Derrinstown Stud group acquired another farm or stud in Ireland it was invariably upgraded to a high standard with significant investment and expertise. Lumville House is no exception.

The Land

The land in this locality is good-quality, with a proportion of it under cereals. The ground in Lumville Farm is likewise good quality.

A system of internal tarmacadam roads runs through the farm, giving access to all areas all year round. The farm has considerable frontage on to two public roads. The yards and residences were extensively renovated over a number of years starting in 2006 and are in top condition.

There are three houses on the farm. The main house is a detached two-storey, four-bedroom property with a garage and mature gardens. It is a spacious 2,830ft2 (263m2) excluding the garage. There are a further two ?houses, both three bedroom bungalows extending to approximately 1,260ft2 (117m2).
