With days getting longer and weather a bit kinder, the farmland market is starting to move forward. Two online auctions taking place this month will give an indication of what demand is like.
Wexford land
A 35.88ac holding is on the market at Duncormick, in south Co Wexford. The sale is being handled by Kehoe & Associates and they will hold an online auction on Thursday 25 March.
There was strong competition for all farmland in Co Wexford in 2020 including in this part of the county.
Duncormick is well located, approximately 20km southwest of Wexford town, 23km west of Rosslare and 29km from Passage East.
The holding on the market is in three separate divisions which sit on three sides of the village. As a result, it will be offered in three lots. All are within brisk walking distance of village. There is no residence and there are no farm buildings – it’s bare land. Calum Murphy of Kehoe & Associates told Irish Country Living that the guide price is approximately €10,000/ac for all three lots.
The sale will be watched with interest by all in the locality. The lands were owned by the late John Sinnott. He owned and ran Sinnott’s pub in Duncormick for some 65 years where he was known to friends and customers as Sammy. The lands are now being sold by the executors of his estate.
Lot 1 is 10.42ac at Duncormick Cross, in the centre of Duncormick village. It is laid out in three fields, currently in grass. It has good road frontage and, the auctioneers state it may have development potential.
Lot 2 at Johnstown (17.78ac) will be auctioned at 4pm and the guide price is €180,000.
Lot 2 is 17.78ac at Johnstown which is approximately 1.5km out from Duncormick towards Carrig-on-Bannow. It is directly fronting the regional road R736. This land is in one block, divided into three fields. This ground is level, quite regular in shape and has good road frontage. It is good quality and free-draining agricultural land.
Lot 3 is 7.68ac at Duncormick Hill, a short distance out the Cullenstown direction from Duncormick. The land is in one field, currently in permanent pasture. There is extensive frontage onto a narrow roadway which links onto the public road.
Lot 3 Duncormick Hill (7.68ac) will be auctioned at 5pm and the guide price is €65,000.
The auction will be held on the Offr platform and interested parties must register and pay a deposit in advance.
A second holding coming up for auction is a 16ac field at Shinrone, Co Offaly. The land is in a good location at the edge of the village, out towards Ballymacallan.
It has considerable road frontage on to the R491, the main road to Roscrea, 9km away. The field faces a housing estate. Aside from any long term development potential this holding might have, the land itself is good quality.
The field is regular in shape. It’s in permanent pasture. The holding is being sold by REA John Lee and goes for online auction on 24 March at 3pm. The auction will be hosted on the LSL app. Auctioneer James Lee said that the guide price on this holding is €10,000/ac.
Again, interested parties must register in advance and put up a refundable deposit of €10,000.
