Aidan Hora from Hora Property Consultants, Baggot Street, Dublin, has just brought two farms to the market, both located on the Dublin/Meath border, in the past week.
First up is a circa 94.7-acre non-residential property at The Ward, Ashbourne, Co Meath. Superbly located, just off the N2 Dublin/Monaghan road and close to the M2 motorway, the farm has been in tillage for the past number of years and is laid out in eight good-sized fields.
Just three miles from Ashbourne, the farm is located within a 10 minutes’ drive of the M50, Swords and Dublin airport.
With road frontage at two different points, the agent has decided to offer the property in its entirety or in two separate lots that include circa 46.15 acres and circa 48.6 acres, respectively.
Being situated in a dominant tillage area, a steady level of interest is expected from local tillage farmers in the area who would like to expand their current operation. Alternatively, inquiries could emerge from private individuals who are eager to buy land and build a house in the vicinity, subject to the appropriate planning permission.
For sale by private treaty, the property is expected to make somewhere in the region of €12,500 to €15,000/acre. The land is currently let out with vacant possession scheduled for 30 September 2017.
20 acres near Dunshaughlin
The second property just launched by Hora Property Consultants is a circa 20-acre parcel of land at Mooretown, Dunshaughlin, Co Meath.
Located just off the N3 Dublin/Cavan road, the land is laid out in two large fields, is currently in tillage and comes with rights to a large 120-acre area of commonage to the rear. A gate from the land allows access to the commonage – this can be used to graze cattle, sheep or horses.
The owner of the 20 acres has maintained the drains and hedges around the land, allowing proper drainage and the installation of good fencing.
Just five miles from Dunshaughlin and Ratoath and within 15 minutes of the M50, it is expected the property will attract interest from those who have a desire to build a house and establish a small equestrian enterprise or a hobby farm.
The calibre of the package on offer is clearly reflected in the €320,000 guide price, which works out at €16,000/acre. The property is for sale by private treaty.
