Described as “the finest of land”, an 83-acre non-residential fattening farm at Raheen, Elphin, Co Roscommon, will be one of five properties that auctioneer John Earley from Property Partners Earley, Roscommon, will offer for sale as part of a multi-auction, scheduled for 23 April in the Central Bar, Roscommon town, beginning at 3pm.

Renowned in the area for its fattening abilities, the Raheen farm is set out in one big 83-acre block, with frontage to two roads. It comes to the market with a four-bay double-sided slatted shed, a machinery shed, cattle crush and pen, as well as a courtyard that incorporates a number of storage sheds.

Sizeable blocks don’t tend to come on the market very often in Roscommon, hence this sale provides a timely opportunity for anyone in the area, or indeed from outside the area, to secure a fine stretch of fattening ground. The guide is €600,000 or €7,200/acre.

Also for sale on the same day is a 29.15-acre residential holding at Ballinderry, Fourmilehouse, Co Roscommon. This is the first of two residential holdings that are currently for sale in the Ballinderry region.

Adjacent to Fourmilehouse Church and Kilbride GAA grounds, the property comes with a small one-bedroom single-storey residence, in need of modernisation. There are a further two rooms in the attic which could be converted to bedrooms, if desired.

To the rear is a three-bay hayshed, a range of lean-tos and some storage sheds. The land is set out in one 29-acre block and has frontage to the main road. This is guided at €250,000 but the house can be sold separately, if market interest dictates.

Staying in the townland of Ballinderry, Fourmilehouse, is a 20-acre residential package that features the original cottage residence which is approached by a winding driveway. Accommodation includes two reception rooms, two bedrooms, kitchen and bathroom with a further four rooms in the attic that could be converted. Just five miles from Roscommon town, the land is set out in one 20-acre block and has excellent road frontage. This attractive package is guided at €175,000.

This land fronts the Racecourse road and the Gallowstown road and comes with full and outline planning permission for four residences, all extending to over 4,000 square feet with garages. The entire is guided at €200,000.

Three miles from Roscommon

Finally, at Lisagallon, Cloverhill, Co Roscommon, is a 16.45-acre non-residential parcel that has frontage to the main Castlebar/Castlerea road and to a side road, giving good road frontage.

Less than three miles from Roscommon town, the land is reported to be “very good quality” and will be offered in one or two lots that include 12.6 acres and 3.8 acres, respectively. The guide is €150,000.

Following the success of previous multi-auctions, John Earley will auction all five properties on 23 April next.
