A number of various parcels, previously owned by suckler farmers, have come to the market in north Galway in the last few weeks. The five parcels, varying from five acres to 42 acres, are guided at €756,000. The various plots are being guided for between €6,000/acre and €10,000/acre. All plots are being offered by Michael Mannion of Sherry FitzGerald Mannion of Tuam.
21 acres in Gleannafosha
The first of the five parcels is a lovely 21-acre package in Gleannafosha, near Tuam, Galway. Located just off the N83 (formally the N17), the land is good grazing ground. The holding is surrounded by traditional stone walls, typical of the area. Free draining, dry, limestone land, it wouldn’t be arable, but would perfectly suit a livestock man. Formally owned by a suckler farmer, this parcel has been leased out for the last number of years. Guided for €150,000, or €7,150/acre, it is the first of three lots offered by one particular owner.
11 acres in Levally
The second piece of ground offered by this vendor is an 11-acre holding in Levally. This field is located at the backend of the 21 acres at Gleannafosha, with a narrow driveway separating both.
This has the same land type, with parts of the 11 acres reclaimed in previous years. Again, this paddock is surrounded by stone walls and would not be suitable for arable land. The holding is guided for circa €66,000, or €6,000/acre.
The final piece offered by this vendor are five acres beside the other properties. There has been an offer of €8,000/acre, or €40,000, on this particular piece, which would represent its guide. There has been interest in all noted holdings.
42 acres in Brownsgrove
The fourth property offered by Mannion are 42 acres at Brownsgrove, circa 10km from Tuam. This property is the largest of the five and is made up of 25 acres of good grazing ground and 17 acres of forestry. The forestry is a mix of 10-year-old spruce and ash, with premiums in the region of €3,000/year obtained from the plantation.
The ground, which is divided into paddocks by an electric fence, has had reseeding work undertaken circa five years previous. This particular holding was owned by a dairy farmer and businessman wishing to consolidate his holding. In good condition, it is to be sold in the entire for a guide price of €250,000, or almost €6,000/acre.
25 acres close to Tuam
The final piece offered by Mannion are 25 acres near Tuam in Lissavalley. Situated on the Milltown road, the parcel is about 5km from the previously discussed packages. This land is good grazing ground, with gentle slopes on the landscape. The holding is divided by the main road, with 15 acres and 25 acres located on either side of the N17. For this reason, both parcels contain extensive road frontage, with the 15 acres subdivided further for grazing.
Due to the divide of the road this property has the potential to be sold in lots, with the auctioneer confirming such. It is being sold by a local of the area who moved away from the locality circa 30 years ago. The land has been leased out for approximately that period of time and has been kept in good condition, according to Mannion. At €10,000/acre, or €250,000, this land is the most expensive of the five plots offered.
The sales
It is rare that five properties come up in such a close proximity to one another at the same time. Indeed, all five are being offered by private treaty, with all expected to see interest and some already receiving offers.
