Two farms in south Limerick are set to go under the hammer through GVM Auctioneers at the end of March. Close to each other, the grassland holdings are sure to appeal to farmers looking to expand their farms in the area.

Totalling 77.2ac between them, the pair are from the same vendor with one of them containing a house and yard while the other farm served as an outside block for the main farm.

The larger of the two is a 46ac residential roadside farm at Ballyvologue, Ballingarry and it includes a residence along with farm buildings and yard facilities.

Laid out in one block, the land is divided into over a dozen fields of various sizes with mature trees and hedgerows forming the boundaries. Presently, it’s all in grass with the yard centrally located on the property.

A private laneway leads from the public road to the house with the yard a short distance further in from the road. Built in the 1970s, the bungalow has three bedrooms. It hasn’t been lived in for a number of years so should qualify for the Vacant Property Refurbishment Grant (VPRG).

Functional yard

While the yard is dated, it is functional and could serve as the basis for developing a new yard around it. Within the yard, there are a pair of haybarns – a three-bay and a two-bay – a three-bay cubicle house and a silage slab in the yard.

Along with that, there are cattle handling facilities and a range of other smaller outhouses.

The second holding consists of a 31.2ac grassland holding at Graigacurragh, Granagh. As the crow flies, it’s a few hundred metres away from the main block, but it’s almost a 1km drive by road. All in one block and laid out in seven fields, access to this grassland farm is via a right of way. It is well fenced, has water and electric fencing and on the northern boundary of this slightly elevated block there is some forestry. The layout and access make it suited to grazing or silage production.

The house and yard are centrally located in the 46ac farm near Ballingarry, Co Limerick.

Just 5km from Ballingarry, these farms are 6km from the N20 Cork to Limerick road and 14km from Rathkeale.

Auctioneer Richard Ryan said: “Interest has been particularly strong for the residential farm. The house needs work but it’s in good condition despite it being vacant for a few years.

“The land at Graigacurragh would make an excellent additional out-farm to complement an existing business.”

The 46ac property is guided at €750,000 with a guide price of €350,000 for the 32ac holding.
