An opening bid of €250,000 was taken at the recent auction of a 34-acre residential farm situated within the town boundary of Cootehill, Co Cavan. Four interested parties helped push the sale price past the €300,000 mark to €322,000, at which stage things came to a halt. Falling shy of the €10,000/acre guide price, selling agent Raymond Potterton Auctioneers, Navan withdrew the property at €322,000 and is now offering the farm for sale by private treaty. Stephen Barry from Raymond Potterton Auctioneers is in talks with a number of interested parties and is confident of concluding a deal in the near future. It’s understood that good progress has been made since the auction.
Rented out for the past number of years, the tenant farmer zero-grazes the land which is laid out in one primary field and a paddock. Well looked after, the farm is gently elevated and is described as “top-quality free-draining land”.
In the centre lies the former Glebe House, which requires major renovation, as well as a range of farm buildings that include twin four-bay round roof sheds with adjoining lean-tos that are fitted with cubicles. There is also a large concrete yard with feed troughs.
In the past, the property had planning for 300 houses and for a commercial development, which has since lapsed.
Talks continue for 40 acres in Louth
A 40-acre non-residential farm situated at Rathneestin, Tallanstown, Ardee, Co Louth, was unsold at the recent public auction. The property was withdrawn at auction and is currently under negotiation through selling agent MJ Martin, Kingscourt.
Described as “exceptional quality”, the land is currently in tillage and potatoes and is set out in two blocks with nine acres situated directly across from the remaining 31 acres. It’s understood that some fresh interest has emerged since the auction. The property was guided in the region of €400,000 prior to auction.
Offers emerge after auction for Nenagh holding
With minimal interest expressed on the day, selling agent Eoin Dillon, Nenagh, withdrew a 50-acre residential holding situated at Ballygasheen, Ballinaclough, Nenagh, Co Tipperary, at the recent public auction.
It’s understood that a number of new offers emerged after the auction and at the time of going to press, the property was understood to be making in the region of €400,000 but talks are ongoing.
Currently in grass, the majority of the land is of very good quality – with the exception of 14 acres that would benefit from attention. The property also benefits from having a small old-style two-bedroom cottage in need of refurbishment.
Twenty-five acres two miles from Wexford town makes €151,000
It’s understood that a 25-acre parcel of land situated at Newbay, Wexford, sold under the hammer last week for €151,000 (€6,000/acre). Located less than two miles from Wexford town, the land is laid out in five newly reseeded fields and comes with extensive frontage to the N25 Cork-Rosslare road. Adrian Haythornthwaite from Sherry FitzGerald Haythornthwaite, Wexford town, handled the sale.
Meath parcel makes €6,500/acre
A Dublin-based person secured the sale of a circa 33-acre non-residential parcel of land located at Derrypatrick, Drumree, Co Meath, at auction last week.
Selling agent Aidan Heffernan from Sherry FitzGerald Royal, Trim, opened the bidding at €170,000, which steadily progressed in €1,000 and €2,000 bids to €214,000 with the help of three initial bidders which quickly whittled down to two.
The farm was put on the market at €214,000 and with no further movement, the hammer soon fell at €214,000 (almost €6,500/acre) to a north Co Dublin-based person who sold land in Co Meath in recent times and intends to use the Derrypatrick property as a hobby farm.
Currently in grass, the land has limited road frontage and comes with a two-bay shed and cattle crush. Part of the farm would benefit from some attention. There is also a proposal for the construction of a pylon on the back of the farm as part of the development for the north-south interconnector.
Elsewhere, the same agent sold a seven-acre field at Kilwarden, Kinnegad, Co Meath, for €42,000 at auction recently. Located up a lane, the property is currently in grass and was bought by a neighbour for an average of €6,000/acre.
