It’s reported that parking space was at a premium in Tinahely at last week’s auction of a 42-acre residential holding situated at Slievemweel, Tinahely, Co Wicklow. Located midway between Tinahely and Aughrim, the property came to the market with a two-bay farmhouse, some stone outbuildings and €3,211 of entitlements. Although there were some Dublin-based parties in the room, the auction completely relied on locals for bids. It’s understood the property sold in five separate lots for a combined total that amounted to slightly over €360,000 (circa €8,500/acre).
Selling agent Alan Kinsella from Kinsella Estates, Carnew and Gorey, sold an elevated three-acre field before auction for an undisclosed figure to an adjoining landowner but the remaining four lots each sold under the hammer. A 4.2-acre field was knocked down at €45,000; a further circa 10 acres sold for €79,000; 16 acres laid out in three fields made €122,000; while the house on eight acres sold for €90,000. Each lot was bought by local farming families with two different families securing two lots each.
Kilkenny parcel makes €12,200/acre
A 27-acre parcel of land situated at Ballinamona, Thomastown, Co Kilkenny, sold under the hammer for €331,000 (€12,200/acre) at the recent public auction. Set out in one block, about 24 acres of the land is described as tillable. The purchaser was a local farmer.
Elsewhere, the same agent, Ed Donohoe from Donohoe Properties, Kilkenny, withdrew an 11.5-acre parcel of land situated at Scorteen, Borris, Co Carlow at €100,000 at the recent auction. Suited to grass only, post-auction negotiations resulted in a successful conclusion. The property sold for an undisclosed higher figure but was guided at €120,000 prior to auction.
€10,300/acre in Kildare
There was no delay at last week’s auction of a 32-acre block of land a mile north of Kildare town when a high opening bid of €300,000 was taken by agent Coonan Real Estate Alliance, Maynooth and Celbridge. Three interested parties drove the sale price to €320,000, at which stage the property was declared on the market. Another €10,000 saw the hammer drop shortly afterwards at €330,000 (€10,300/acre) to a farmer from the area. The land, which is positioned against the development boundary of the town, is reported to be good quality.
Mixed fortunes in Clare
Selling agent John Shaw, Limerick and Sixmilebridge, offered a 24.7-acre parcel of land at Carmody’s Cross, Sallybank, Kilmore, Co Clare, in three separate lots at last week’s auction. The first lot of 16.5 acres sold under the hammer for €85,000, while the remaining two lots of 6.5 acres and 1.8 acres were both withdrawn but are now believed to be under offer.
16-acre parcel near Camolin sells after auction
A 16-acre parcel of land situated at Ballyregan, Camolin, Co Wexford, was withdrawn at last week’s public auction at €142,000 but sold immediately afterwards for a higher figure in a private deal. It’s understood that there were three active bidders at the auction but that a local farmer/businessperson was the eventual buyer, at a figure believed to be in the region of €9,500/acre. Selling agent David Quinn, Carnew and Gorey, handled the sale.
Mayo parcel almost clinches €5,000/acre
It was the entire that generated the most money at last week’s auction of a 16.5-acre parcel of land situated at Larganboy East, Ballyhaunis, Co Mayo. Selling agent Gerry Coffey, Williamstown, Co Galway, initially offered the property in two lots that included 12.5 acres, which was bid to €70,000, and four acres of marginal land, which fetched €6,000. This gave a combined total of €76,000. With that, the entire opened at €77,000, and after a rally of 25 separate bids, the hammer eventually came down at €82,000 (almost €5,000/acre) to an adjoining landowner. The two underbidders were farmers from the area. It’s understood the farm has not been farmed productively for the past number of years and would benefit from some attention.
Neighbour pays €10,300/acre for 88-acre farm in Tipperary
A neighbouring landowner paid €910,000 for an 88-acre farm situated at Curabaha, Templederry, Co Tipperary, at last week’s public auction. The property, which comes with a derelict farmhouse, features 60 acres of exceptional land and 28 acres that requires reclamation and drainage. On the day, selling agent Tom Crosse, GVM Auctioneers, Limerick, opened the bidding at €500,000 and, 12 bids later, soon arrived at €800,000. After consultation with the vendor, it was decided to declare the farm on the market at €800,000. However, it took a whopping 44 bids before the hammer finally fell at €910,000 (€10,300/acre). Each of the three underbidders were local farmers.
