There were 35 people in attendance at the public auction for an 88ac residential farm near Kilmuckridge, Co Wexford.

On the books of Savills, the farm was auctioned in the Ashdown Park Hotel in Gorey on Thursday 2 December.

The guide price for the former dairy farm was €950,000. Spokesperson for Savills Josh Pim said bidding opened at €800,000 with three parties bidding. This was whittled down to two bidders and when the €1.2m mark was passed, the farm was put on the market.

Bidding continued apace and the gavel fell at €1.7m, or €19,318/ac.

The yard contained an impressive array of buildings.

The land is good-quality land and all in one block, subdivided into six main, good-sized fields. Two internal farm roadways give access from the yard out to the fields. There is good access to the land from the yard which is impressive in its own right.

Infrastructure

The sheds in this yard are in good working condition. Building dairy accommodation of this size in 2022 would be a major investment and it surely had some influence on the final price received.

The farm was formerly a dairy operation and has a parlour, collecting yard, and cubicles with a central feed passage.

The land is all in one block with internal roadways accessing the yard.

Also included in the yard are a range of straw or hay sheds, a roofed silage pit and an A-roofed slatted cattle unit with centre feed passage.

Located 4km from Kilmuckridge in the northern half of Wexford, the holding is relatively close to the coast. The residence consists of a three bedroom, modern-style bungalow of 1,291sq ft and needs a small bit of renovation. It is close to the farmyard and sheltered by mature trees.
