A fine, large farm of c207ac is on the market near Oldcastle in Co Meath, up for sale by auction. It’s an important sale – only a handful of good farms of this size come on the market in Ireland each year.

The holding is at Tubride and it comes with a vacant period farmhouse and a more modern farmyard. Tubride is on the R195 from Oldcastle, in the direction of Castlepollard.

This is a good main road: wide, well surfaced and generally straight. It’s also a good location. Virginia is 12km away, Castlepollard 16km, Kells 23km and Mullingar 35km.

The farm is in one block and runs towards the town boundaries of Oldcastle.

The land in the area is generally good-quality grazing and silage ground. The farming is mainly beef finishing and suckling, followed by dairy and sheep. The farm for sale belonged to the late John Byrne. It has been let out for a number of years.

The farm

The farm has a number of key selling points. Its entrance is just 1.2km from Oldcastle. Some of the land is already beside the town boundary. No doubt the town will get closer in coming years.

The gravel road entrance to the farm.

The farm is all in one block and very well shaped for moving around livestock and for contractor work. The land is decent quality. A small amount of maintenance by a new owner would improve the pasture. Reseeding would transform the farm. A small river – the Upper Inny River – runs through the land, providing a water supply.

The house and stone walled outbuildings are together, the cattle yard behind.

The farm has close to 400m of frontage onto the main road. The single entrance serves the farmhouse, the yard and the land. This entrance is very large and safe for tractors, cattle trailers and larger vehicles. It comes off a straight section of the main road.

The cattle shed and concrete yard areas are in good condition.

A gravel road leads on to the farmhouse and further on to the farmyard. The yard consists of a five-bay round-roofed cattle shed with a wide lean-to on each side. The shed is in good condition, including the roof cladding. Outside and around the shed are large concrete areas with stock fencing and pens.

The house

The old two-storey farmhouse is a striking, stone-walled period building with a slate roof. It has not been lived in for many years and now requires complete renovation. For a buyer with the necessary funds, it could be turned into a house of great character.

The farmyard.

Alongside there is a large and equally striking, lofted outbuilding. This, too, is made with natural stone walls and has many interesting features. The slate roof has been replaced by a neat roof of corrugated iron sheeting. It is giving good protection to the walls and internal structure.

The outbuildings have arched doorways and other features.

The land at Tubride is good quality.

The sale of this farm is being handled jointly by REA T & J Gavigan and REA Brophy Farrell. The farm goes for auction on 5 October at 3pm in The Headfort Arms, Kells. The farm will be offered in three lots:
