A 120ac farm with a nice, traditional farmhouse, a cattle yard, 15ac of maturing forestry and EU payment entitlements has come on the market in Laois. It’s a complete package, with something to interest everyone.

The holding is known as Avenue Farm and it’s at Rossnadough, near Camross. It’s being sold by Hennessy Auctioneers and goes for online auction in June with a guide price of €1.1m.

This is a good farming area, in the centre of the county and near the border with Offaly. Camross is 1km away. It’s 10km to Mountrath, 16km to Roscrea and 24km to Portlaois. The M7 and M8 motorways are very accessible.

The farm is in one block and in permanent pasture. The house and farmyard are together, set back about 100m from the public road by a pleasant, tree lined avenue with lawn areas to the sides. A central roadway leads on from the yard through the land.

The auctioneers describe the land as gently rolling. with extensive mature hedging and trees. Water is laid on to the fields. The 15 acres of forestry is approximately 25 years old and ready for thinning. The farm is offered with entitlements valued at approximately €14,000.

The house was built in the 1820s and is described as storey-and-a-half. It retains plenty of old world charm, has two bedrooms, and is in good condition.

Downstairs are a kitchen with a stove, sitting room and drawing room, both with fireplaces, a bathroom and one bedroom. Upstairs there is the second bedroom.

The house has oil fired heating and PVC windows and doors. The roof is in very good condition, auctioneer John Hennessy says.

This slatted shed has capacity for about 80 cattle.It is modern in design with ventilation openings, sliding doors, diagonal feed barriers, etc.

In the yard there is a four bay slatted shed with centre feed passage, a three bay round roofed hayshed and a cattle crush with pens.

There are also older, smaller outbuildings suited for storage.
