A 27ac farm at Kilgraigue, Kilcloon, Co Meath, achieved a price of €23,700/ac at auction. The farm is 5km from the town of Maynooth, which is where the public auction was held on 25 June.

“The lively affair attracted a large attendance with 47 people present, all adhering to current restrictions and protocols,” a spokesperson for the selling agent, Sherry Fitzgerald Brady O’Flaherty, said.

The property was offered in one or two lots. Lot one comprised of the two-bed cottage (which is in need of complete refurbishment) on 22ac. This lot had five active bidders. Bidding opened €350,000 and quickly moved on with 13 individual bids until the bidding peaked at €480,000.

The agent then offered lot two; a five-acre field with road frontage. This lot attracted mainly local interest. The bidding opened at €80,000 and following 10 bids from six different bidders it reached €160,000.

At the stage the auctioneer offered the entire farm of 27ac. However ,there was no interest in this lot. Following a short adjournment to consult with the vendors who had joined the auction via Zoom from California, both lots were placed on the market. There were no further bids and the gavel fell on both lots for a combined figure of €640,000.

Lot one was purchased by local family with farming interests while lot two was purchased by an adjoining landowner.

“The result certainly gives a great indication to the strength of the land market in north Kildare and south Meath, post-pandemic,” auctioneer Eamon O’Flaherty said. “This sale gives the market a great boost in this region and indeed it will give great encouragement to many potential vendors.”
