Fee & Associates recently closed the private treaty sale of an 83ac residential property in Co Monaghan for €400,000 over its original guide price.

The grassland farm spread out over a few townlands in the Emyvale came on the market just before Christmas and predictions that it would attract a lot of interest proved correct as it sold in five separate lots that ranged from €20,000/ac to €38,000/ac.

Guided at €1.5m ahead of the sale, the presence of slatted sheds on three of the lots made this farm extra appealing given they could be a useful option for someone looking to pick up extra ground and slurry storage.

Spanning the townlands of Killydonagh, Cavanleckagh, Elvey and Cavancope, there were five separate purchasers with the highest price of €38,000/ac paid for the house, farmyard and 16 acres.

Located at Killydonagh, the residence and yard are set 200m back from the N2 road and are just over 5km north of Emyvale.

An old two-storey farmhouse with three bedrooms, the roadside dwelling is in need of refurbishment and should qualify for the Vacant Property Refurbishment Grant (VPRG). While it would benefit from modernisation, it should still be possible to retain the character of the original homestead on the site.

The house and yard along with 16.4ac were offered in Lot 1 and acheived the highest price per acre.

The house is located right next to the yard which contains a mix of traditional old farm buildings and modern structures such as slatted sheds, storage sheds and cattle-handling facilities. The land is laid out in four fields with a local road splitting them.

“There was good local interest and from across the border too. That was no surprise as it was a a rare chance to acquire a substantial, well-managed farm in one of Monaghan’s most sought-after farming areas. The lot sizes were a big attraction and the outbuildings and the quality of them so that was a significant factor too.

"The land was well-kept and fenced with water laid on and mains electricity on the out-farms as well as the main block so it was ready to move into.”
