A rarity in the Mayo land market is the presence of larger, high-quality farms. For agent Gerard Hanley of Sherry FitzGerald Hanley, he may well have stumbled upon a gem.
A good-quality 67-acre farm in Claremorris, Co Mayo has been put on the market by private treaty. The vast majority, 62 acres to be precise, is very good land.
The guide of €500,000 or €7,500/ac reflects this. To put this in context, Mayo’s average land value was almost €5,600/ac in 2018. This farm came to the market in recent weeks and is being offered by private treaty.
The farm is located in Maltpool, about 5km south of Mayo Abbey and 7km west of Claremorris. The farm comprises a traditional liveable residence, farm buildings, and 67 acres.
It was formerly a dairy farm and the evidence of this is seen in various parts of the holding, most notably the internal roadway.
Presently, it is used as a suckler and beef enterprise. Although the majority of the land is very good quality, five acres towards the northeast is reclaimed bog. Well-fenced throughout and with a water supply, the basics are all in order. It is being offered in four lots, the first lot being the entire.
Included in the entire is the five-bedroom house. Built in the 1950s, it was extended in the 1990s. It is in good condition and is lived in.
The house alone is guided for €130,000 but an offer of €150,000 was made at the time of writing.
Lot two is 36 acres located across the road from the house, buildings and remaining lands. This is all in one block and is guided for €270,000 or €7,500/ac. Lot three is 32 acres, with farm buildings.
The buildings include a two-bay double slatted house, two large concrete silage pads, a 30-cow cubicle house, a converted milking parlour suitable for commercial letting and a three-bay hip roof shed. This lot contains the five acres of rough land. It is also guided for €270,000 or €8,440/ac.
