A residential farm of 56.02ac is for sale near Nenagh, Co Tipperary. It’s at Garrymore and being sold by REA Eoin Dillon by private treaty in lots.
The farm for sale is on a cul de sac coming off the L2141 local road. The location is 9km from Nenagh, 35km from Limerick and close to the M7 motorway. Garymore is close to the historic mining area centred on the Silvermines.
The land for sale is in one block, in grass and laid out in nine main fields. The house is single-storey and 1,161ft2. It has three bedrooms, is currently occupied and in good condition. It has solid fuel central heating and mains water. Alongside is a four-bay hayshed.
REA Eoin Dillon are also selling 24.66ac with a farmyard on the outskirts of Nenagh with a guide price of €650,000.
The land lies on the R498 at Tyone. Part is zoned for development as serviced sites in the Nenagh Development Plan. A smaller part is zoned for residential. Auctioneer Eoin Dillon believes the land will not be liable for the new tax on development land as it does not have services laid on.
The yard has a slatted shed with covered feed passage and a two-bay shed with a covered cattle crush.
Eoin Dillon recently sold 43.53ac at Killowney, Ballymackey in a hectic auction. The farm was guided at €550,000. Bidding opened at €500,000 and was then quickly brought to €650,000 at which point it was declared on the market.
After more bidding the farm was knocked down to a local dairy farm – in the room – for €762,000 or €17,505/ac. In all there were 43 bids from three bidders in the room and three online. The sale was over in 14 minutes.
