The elevated site overlooking Thomastown is being auctioned by Joseph Coogan at the auction room in Ballycomey House, Castlecomer, Co Kilkenny.

The land is about one mile from Thomastown and 11 miles from Kilkenny city. The sale of the land will be completed in multiple lots with a guide price of €10,000/ac to €15,000/ac.

Lots 1 and 2 are divided into a range of fields

Lot 1 is 211ac which comes with a house and farm buildings. Circa 181ac is in permanent pasture and is prime grazing quality; a portion is suitable for tillage. Conifer forest was planted on 30ac in 2001.

The dwelling is in reasonable condition.

The dwelling is a two-storey house consisting of entrance porch, two reception rooms, kitchen with Rayburn cooker, utility, w/c, four bedrooms and a main bathroom. There are also several sheds, lean-tos and number of old stone traditional outbuildings.
