Selling agent Killian Lynch, Macroom, is handling the sale of a 36-acre non-residential parcel of land at Gurranagapal, Clondrohid, Macroom, Co Cork.
This is a unique sort of a package where four acres are located right in the village of Clondrohid while the remaining 32 acres is situated on the outskirts of the village.
The four acres in the centre of the village are completely overgrown but may offer some form of long-term potential.
It has limited access off the main road and lies adjacent to the local school on one side. The guide for this lot is €50,000.
The remaining 32 acres (pictured right), which is on the outskirts of the village, is spilt by the road, with 29 acres on one side and three acres directly across the road. Rented out for the past 20 years, the land has been untouched and let go. Laid out in a number of small fields, the land is in scrub, trees and old grass and bounds a river on one side. However, according to the agent, 95% of the land has the potential to be turned into good quality grazing ground with a bit of investment.
For sale by auction on 7 April next in the Castle Hotel, Macroom, the property will be offered in a range of lots that include 4 acres; 29 acres, three acres and 32 acres, respectively.
The entire 32 acres is guided in the region of €240,000.
According to the selling agent, active farmers living within three to four miles of Clondrohid are seriously considering buying the 32 acres to use as a small out-farm.
