A 130-acre residential drystock farm situated at Knockardfree, Liscarroll, Co Cork, was bid to €850,000 at last week’s public auction.
Used as an out-farm to accommodate drystock, the property came to the market with a two-storey residence, a range of modern farm buildings and entitlements to the value of €5,000.
Joint agents agent Killian Lynch, Macroom and Millstreet, and Dick Pomeroy & Co, Millstreet, initially offered the property for sale by private treaty but brought it to a head at auction last week.
Falling short of the €1.2m guide price, the property was withdrawn at auction at €850,000 but the offer was increased to €900,000 afterwards through private negotiation. It’s understood that talks are continuing but at the time of going to press no deal has been concluded yet.
Furthermore, it’s believed that the guide price has been reduced since the auction to €1,050,000 or €8,000/acre. According to the auctioneer, the property offers incredible value at €8,000/acre given that the package also includes a two-storey farmhouse and an extensive farmyard.
All the land has been reseeded and fenced in the past four years and a number of cattle sheds and slatted sheds were constructed to allow accommodation for between 250 to 300 cattle.
The residence is a 900 sq ft farmhouse that features oil-fired central heating, four bedrooms and PVC windows. It’s extremely rare that large farms such as this come to the market in the Liscarroll region.
32 acres on outskirts of Clondrohid
Elsewhere, Killian Lynch, Macroom and Millstreet, offered a circa 32-acre parcel of land on the outskirts of Clondrohid, Co Cork, in two separate lots at last week’s public auction.
The first parcel comprising circa 28 acres opened at €185,000 and steadily progressed to €240,000 with the help of two active bidders. Another €10,000 saw the hammer fall at €250,000 to a person originally from the village of Clondrohid.
Situated across the road was the second lot comprising circa 2.48 acres. It was guided at €30,000 and sold under the hammer for €32,000 to a neighbour. This gave a combined total of €282,000.
