Mullingar-based auctioneers, Murtagh Bros, get their 2025 land auctions off to a flying start in early February with the sale of an impressive 64ac farm in the Lake County.

They are joint agents for the land at Cumminstown, Ballynacargy, Co Westmeath along with Richard Cleary Property Partners in Tullamore.

Relatively close to the border with Co Longford, the land is all in one block. It is divided into a number of fields of varying sizes with mature hedgerows forming the borders where they are present.

The land is presently in grass and could be described as typical of the area. It has principally been used for grazing in recent years and is fenced for cattle and sheep.

A stream that flows into the nearby Inny river forms the northeastern boundary, while over 800m of the southwestern side of the holding runs up to forestry.

A single-storey dwelling, part of the slate roof remains while the rest has fallen in. To the rear of it there is a small stone lean-to that possibly acted as a turf storage shed in its day.

The presence of the cottage means it’s likely to qualify for the Vacant Property Refurbishment Grant of €50,000 and at first glance this structure should also be a strong candidate for the €20,000 derelict top up.

Located down a cul-de-sac, this property is within five minutes’ drive from the village of Ballynacargy. It’s a short distance from a local road that connects the R393 road with the N4 road.

There’s no shortage of farming activity in the surrounding area and this holding with a centrally located block of ground served by a good network should appeal to those involved in livestock production.

There is a guide price of €450,000 on this Co Westmeath farm and auctioneer, Dillon Murtagh, says: “This is a solid bit of ground that would benefit from a bit of TLC and there has been good interest. It’s available for sale in one or more lots and the presence of a derelict cottage is an added attraction.”

The auction takes place on Friday, 7 February at 3pm in the Greville Arms Hotel, Mullingar and online on the LSL auctions platform.
