Seven lots for seven buyers at Four Mile House farm

There will be great interest in a 141ac residential farm that has just come on the market in Co Roscommon. What makes this particular farm at Four Mile House stand out is that it is dispersed and will be offered in seven separate lots.

Any farm that is this big would likely be targeted by two or three potential buyers. But, in this case, it could be ten or 20 interested parties – and maybe seven different buyers. ReMax Team Earley, the auctioneering firm, is likely to be very busy.

The holding is being sold by the representatives of the late Mattie Gorman. Mattie was very well known in the area. He hailed from Carrick-on-Shannon in Co Leitrim where his family ran drapery shops. From a young age, he spent a lot of time on the farm of his maternal grandfather at Four Mile House.

The generations passed on – as they do – and Mattie inherited a number of holdings in the area. He married Philomena McCarron from Co Fermanagh and the two lived their lives in Four Mile House. Mattie passed away in 2022, Philomena had predeceased him.

Now, it will be the turn of new owners to farm the land. The seven lots lie within a 5km circle in Four Mile House and are for sale by private treaty. As well as the land, there is a bungalow, a derelict house and a number of farmyards.

Lot 1 is 33.3ac with a cattle yard in the townland of Rathmore. This is clean, well-drained land, sitting on the N61 main road and laid out in two main fields with good hedge boundaries.

The shed is two-bay and round roofed with a three-bay lean-to, accessed from the public road by a farm roadway. There is a storage area for round bales. The guide price for this piece of land is €400,000 or €12,000/ac.

Lot 2 is a highlight of the holding. It is 34.3ac in the townland of Ballinderry, with the bungalow and a slatted shed of modern design. This lot is on a cul-de -sac, 10km from Roscommon town and 30km from Longford. The bungalow is approximately 1,200 sq ft in area and has three bedrooms. It requires modernising.

The yard is only 100m behind the house. It has a three-bay triple slatted cattle shed and a large hayshed, both of which are A-roofed. There are also older outbuildings. The majority of the land is good quality. The guide price here is €450,000.

Derelict cottage

Lot 3 is 17.5ac with a derelict cottage and round roofed hayshed at Cloonbony. The holding includes good quality land and also mixed quality ground at the rear, where it borders a river. The hayshed is two-bay with a lean-to and outside, a cattle crush.

The cottage may qualify for Vacant Property Refurbishment Grant. The guide price for this lot is €125,000.

Lot 4 is 21.2ac of pasture land and bog, also in the townland of Cloonbony. This land is divided by the public road and so has lengthy road frontage. There is forestry alongside. There is a cattle handling pen with a stone farm shed beside the road. The guide price is €125,000 or €5,900/ac.

Lot 5 is 16.2ac of ground at Ballinderry. It has lengthy road frontage onto a straight stretch of local road. It is laid out in three main fields and has a mains water supply. The guide price is €120,000 or €7,380/ac.

Lot 6 is c9ac at Derrycanan. The land is medium quality and has a cattle holding pen. It has frontage on to a local road. The guide price is €72,000 or €8,000/ac.

Lot 7 is 9.4ac of very good quality land at Ballinderry. It is located on the N61 opposite St Brigid’s Church. The land is divided into two fields, is elevated and free draining. It has frontage on the main road. The guide price is €110,000 or €11,600/ac.
