With an address at Ballyfinnan, Ballylinan, Co Laois, a 58-acre residential farm will go for auction on Friday 10 October in Ballycomey House, Castlecomer, Co Kilkenny. Described as prime agricultural lands, the farm has been run predominantly as a grazing operation. However, due to the quality on offer, it would be suitable for any agricultural use. The property will be offered in the entire or in three lots and has received substantial interest so far, according to Joseph Coogan Auctioneers, Castlecomer.
The first lot consists of circa 20 acres, divided into two individual fields and comes with extensive road frontage. The second lot on offer is comprised of the large two-storey traditional farmhouse on circa 7.5 acres. This parcel is divided into three fields and is located adjoining lot one.
The third lot on offer consists of circa 30.5 acres, divided into five individual fields and containing a natural water supply. This lot also comes with ample road frontage. Also being offered on the day is the opportunity to purchase the entire.
The farm comes with an overall guide price of €12,000/acre, equating to just shy of €700,000 for the entire. The farm is ideally located just six miles from Athy and due to the range of lots being offered, will appeal to a wide range of farmers.
53.5 acres withdrawn
Last week, Joseph Coogan also brought a circa 53.3-acre residential farm to auction. Due to fragmentation, the farm was offered in four lots. However, it remains unsold.
First up was a circa 20-acre parcel with a derelict residence present. This parcel also came with a range of stone outbuildings. This lot was bid to €200,000.
Attention then turned towards the other lots. The second parcel to come to the table was a circa 17.5-acre parcel, which is currently in tillage, and was making €150,000.
The third lot on offer was a combination of the first two, circa 37.5 acres, and the derelict residence, which was bid to €400,000, surpassing the combined offers of the first two lots. However, the property did not sell and was withdrawn. A substantially higher offer has since been received, but no agreement has been reached.
The final lot of circa 16 acres was bid to €100,000 but with no agreement reached has been withdrawn and again a higher offer has since been received with a deal yet to be agreed.
