Tudenham Park, Rochfort Demesne, Mullingar, Co Westmeath, will go to auction on 11 December. Standing on 66 acres, this lakeside property features Tudenham Park House, two boat houses and a range of derelict outbuildings.

Now roofless, the seven-bay, three-storey, over-basement country home, which is located on the eastern shores of Lough Ennell, was built for George Rochfort, a brother of Robert Rochfort of Belvedere House, back in 1743. During World War I, it was used as a hospital and was in military ownership until 1945 but was gutted and de-roofed in 1957. Today, all that remains are the external walls, which are intact but are overgrown.

Set out in one block, the land is primarily in three main divisions with a few smaller fields adjoining these. The land has been used over the years for grazing and forage harvesting. Given its location on the shores of Lough Ennell, coupled with its parkland setting of mature trees, Tudenham would make an attractive site for a house, subject to the appropriate planning.

Chris Smith from Gunne Auctioneers, Navan, will auction the property on 11 December in the Mullingar Park Hotel at 3pm in four lots. These include the yard on 30.8 acres; the residence on 2.1 acres; 31.25 acres with the original boathouse; and 1.96 acres of lakeside land. The entire package is guided at €382,500.

Talks continue for 50-acre farm in Donegal

It’s understood that a 50-acre non-residential farm at Cavan Garden, Ballyshannon, Co Donegal, is still available following last week’s public auction. The property was withdrawn by auctioneer Tom Fox, Sligo, and is now under active negotiation. It’s understood the agent is in talks with a number of local farmers who expressed interest after the auction. Described as mixed quality, the property was guided at €250,000 (€5,000/acre). The agent is optimistic of concluding a deal in the short term.
