A number of fine farms have aleady arrived on the market in the Kilcullen/The Curragh region over the past three months. Super location, ease of access and land quality makes this area particularly appealing – not just to farmers but also to business people, city dwellers and hobby enthusiasts. Of course, it’s also home to some of the top stud farms in the country – hence a certain level of equine interest is always simmering in the background
Some of the properties brought to the market this spring included 114 acres at Rosetown, Athgarvan; a 105-acre farm at Calverstown Little, Kilcullen; a 75-acre block at Castlemartin and Kinneagh; and a 104-acre farm at Moorhill, Brannockstown. And to add to these is an attractive 106.6 acres situated at Halverstown, just two miles from Kilcullen and the M9 Dublin/Waterford motorway.
Halverstown comes to the market with a derelict cottage, an old farmyard and 106 acres of tillage and grazing land. Sandwiched between the Kilcullen/Athy road and the Kilcullen/Castledermot road, the farm is set out in one 106-acre block. Part of the land was used to extract gravel, but this section has since been reinstated and is currently growing a crop of wheat.
On auction
For sale by auction on 11 August next through Jordan Auctioneers, Newbridge, the property will be offered in one or two separate lots that include the derelict cottage on 3.36 acres and the outbuildings on 103.24 acres, respectively. Surrounded by mature timber, the cottage comes with frontage to a local road and has an attractive paddock to the front. It is guided in the region of €100,000 and to date, has generated a nice level of interest from those looking for a cottage on a few acres.
The 103.2 acres is laid out in a single block comprising big working fields with circa 68.5 acres currently in winter wheat and 34.5 acres in grass. Complete with mature boundaries and a natural water supply, this section has limited access to both the Athy and Castledermot roads. As an added bonus, the wheat crop is included in the sale. Keenly priced, the guide for the 103 acres with outbuildings is €700,000 (€6,800/acre) and is generating farmer-based interest.
The auction takes place in the Keadeen Hotel, Newbridge, on 11 August at 3pm.
