Marlfield farm, Marlfield, Clonmel, Co Tipperary, has been sold. The property was originally launched to the market in the summer of 2014 but the sale was only completed in recent months.

Standing on circa 360 acres, it was among some of the finest properties that were offered for sale that particular year to include the likes of Lisselan Estate, Clonakilty, standing on 315 acres, Castlemartin estate, Kilcullen, which sits on circa 700 acres, and Ballylinch Stud, Thomastown, which topped circa 1,000 acres.

After a period of lengthy negotiations, it’s understood that Marlfield farm sold for a figure believed to be close to the €6m asking price.

The sale was only completed in recent months by Sherry FitzGerald Country Homes, Dublin, and Sherry FitzGerald Power and Walsh, Clonmel. Details of the purchaser remain undisclosed but it’s thought the buyer is from the general vicinity.

Reported to feature “some of the best tillage land in Co Tipperary”, the farm is characterised by its big open fields that are serviced by a central hardcore farm road with extensive frontage to the River Suir.

The property came to the market with a modern farmyard, an old stone farmstead and a courtyard that contains some traditional stables and two terrace houses.

There are also four other residential units situated on what is known as the “village lands”, namely two lodges and two bungalows. However, Marlfield House, a 15,000 square feet mansion standing on circa 30 acres, was not included in the sale.

Situated on the outskirts of Marlfield village, the property also came with a range of zonings and plannings for residential units, the development of an 18-hole golf course and a hotel with conference centre.

It’s believed that some of these planning permissions have since expired.
