Land prices jumped in by 20% in Co Limerick in 2023, with the average price of €14,376/ac, up by €2,435/ac on the previous year.

Prices in the county have been rising for the last six years.

One factor pushing up prices is dairy farmer demand. They were the dominant buyers again in 2023, acquiring up to 40% of all holdings sold.

The supply of land for sale was broadly similar to 2022. For our survey, we looked at 2,717ac in 61 holdings that were placed on the market.

Calculations

We then based our calculations on 29 farms, which met our criteria and sold by year end.

Unusually, small parcels of land make less than bigger ones. Farms under 40ac averaged €13,062/ac on sale; those over 40ac averaged €16,236/ac.

GVM Limerick achieved a top price of €1.41m or €28,775/ac. for c49ac at Killonan, Monaleen, Co Limerick. This non-residential holding is located near the suburbs of Monaleen and Castletroy and had frontage on three roads, all of which boosted its value.

GVM Kilmallock sold c90.75ac at Ballingaddy, Kilmallock for €1.7m or €18,733.00/ac to a solicitor acting in trust. This property was non-residential.

Coonan Property sold Knocktoran Stud, at Elton, for €4.3m of €17,200/ac. Wilson Auctions sold a 205.6ac holding near Croagh, by private treaty.
