My journey last week brought me to Springhill, a 115-acre residential farm that is currently on the market behind the quaint village of Minane Bridge, Co Cork.
For those who appreciate views, Springhill has an unending supply of breathtaking scenery which just gets better and better as you travel to the top of the farm.
For the farmer buyer, however, it offers circa 70 acres of top-quality undulating land that could be ploughed.
A further circa 30 acres offers huge potential but requires a cosmetic overhaul while the remaining circa 15 acres along the river might partly benefit from some drainage.
It’s understood that a steady level of local interest has emerged in Springhill over the past fortnight since officially going to the market.
At a guide price of €1m (€8,700/acre), it wouldn’t be the most expensive land in the vicinity but work is required on a portion of the lands.
Selling agent Christy Buckley, Ballinhassig, and Michael Pigott, Carrigaline, are handling the sale by private treaty and are open to offering the farm both in its entirety and in a number of lots, subject to interest.
Used in the past for livestock and tillage, the farm has been rented out in recent years for grass and meadows. With the exception of a 15-acre flat field located close to the village, the majority of the land has an undulating gradient that looks directly down on to Minane Bridge.
With the exception of one field at the top of the farm that was ploughed but not sown, all the land is currently in grass and is mostly laid out in good-sized fields with a few smaller ones around the house and yard. Water is suppled to the farm from a mains line.
Set out in one 115-acre block, Springhill comes to the market with two residences, the remains of a yard, and an outbuilding located at the corner of one of the fields.
The primary residence is set on a poised site in the middle of the farm that has the potential for super views if the land beneath it was cleaned up.
Dating back to the 1700s, the house hasn’t been lived in for some time and is in need of complete refurbishment. Adjacent to the house is the old byre and dairy.
The second house, which requires refurbishment too, is also a two-storey but is located on the main road and is almost in the village of Minane Bridge. I believe it was once a shop.
With frontage to three roads including the main Minane Bridge/Cork road and the Carrigaline road as well as access down a cul de sac, Springhill is a farm that is extremely conducive to lots.
This may be something that might suit local farmers as smaller lots, while costing more on a per acre basis, are generally more affordable to a wider customer base.
