Famous lodge on the Curragh

One of the most famous racing lodges on the Curragh has arrived on the market. Standing on three acres, Jockey Hall is a completely refurbished period residence that dates back to the 1700s.

Reported to be in immaculate condition, the present owner sympathetically refurbished, if not practically rebuilt the house back in 2003 under the supervision of a conservation architect.

Extending to 7,000 square feet, the accommodation includes two spacious reception rooms, a kitchen with an Aga cooker, a bar, a pantry, a TV room, a sun room, seven bedrooms (three en suite) and two bathrooms.

Features include CCTV, electric gates, three-phase electricity, geothermal heating, a tiled patio, a water feature, solar panels and a double and triple garage.

The property stands on three acres of mature gardens and also has an orchard with apple, pear and plum trees.

Once used as a restaurant in the 1970s, Jockey Hall fronts The Curragh Racecourse and is being offered for sale by private treaty through Jordan Auctioneers, Newbridge, at a guide price of €1.55m. CL

Another big farm in Co Waterford

Following the release of a 104-acre residential farm situated at Cappagh, Dungarvan, last week, another big farm has just arrived on the market in Co Waterford. Extending to 148 acres, this latest property is located in the Kilmeaden/Kill area with an address at Ballybregin, Dunhill, Co Waterford.

It is extremely unusual that two 100-acre plus farms come to the market at the same time in Co Waterford.

Undoubtedly, both should provide a rare opportunity for locals to acquire land at a time when many are thinking of expansion. Rented out for the past 14 years, the non-residential farm at Dunhill has been used to accommodate a beef fattening enterprise. Split by the Kilmeaden/Kill road, about 89 acres and the yard are situated directly across from the remaining circa 59 acres.

Reported to be “well fenced and maintained”, the farm is laid out in good, manageable-sized fields and, with the exception of 18 acres of mature forestry on the northern side, the land is in permanent pasture. A number of fields were reseeded over the years and water is supplied to each division from a private well.

The old-style farmyard features a three-bay shed with lean-to, a stone cattle shed and some handling facilities. It’s early days yet for selling agent DNG Thomas Reid, Waterford city, but it appears that interest is emerging from a mix of beef and dairy farmers.

It is the preference of the owner to sell the farm in its entirety. However, if genuine interest is expressed, offering the farm in lots will be considered. Situated 10 miles from Waterford city and four miles from Kilmeaden, the property is for sale by private treaty at a guide price of €1.2m, or just over €8,000/acre.

There are no entitlements or forestry premia with the property. CL

A prime parcel just a mile from Enfield

Someone looking for a nice well located parcel of land in the Enfield area should consider an attractive 25.66-acre field situated at Posseckstown, Enfield, Co Meath. Enfield is known for its lush pastures and rich land and given its prime location beside the M4 motorway and just 27 miles from Dublin, both local and outside interest is expected in the property.

Used as an out-farm over the years, the land is owned by a well-respected cereal farmer who implements a regular cropping rotation, in a bid to maintain land and crop quality.

Without waste, the land is laid out in one 26-acre field and is currently sown to a fine crop of winter wheat. A stream at one of the boundaries provides a natural water supply, while good mature hedges give the property character and shelter.

Apart from being top-quality land, it’s suggested the field would make a lovely house site, subject to the appropriate planning permission, given that it has 500 metres of road frontage. Just a mile from Enfield, the property will be auctioned by selling agent Thomas Potterton on 23 July in The Property Exchange, Trim, at 3pm. The crop is not included in the sale. The field is guided at €9,000/acre or circa €230,000. CL
