Tullow based auctioneers, REA Dawson are selling a 20.4ac holding at Rathoe, Co Carlow by public auction at the end of November. Some of the holding sits in the village but most of the land is north of a public road.

All the ground is considered prime arable land and is currently in tillage production, having produced high yielding crops of wheat, barley and beet over the years.

It is being offered in three lots. Consisting of 1.2ac, Lot 1 is likely to draw a bit more than agricultural attention. It is situated within the village and is across the road from the local primary school and is presently zoned as a village expansion area within the Carlow local area plan.

There are mains water and sewage services adjacent to it.

Lot 2 is across the road and consists of a 1.6ac roadside field. Directly behind this is Lot 3. At circa 17.6ac, this lot contains the bulk of the land and is divided into two similar sized fields.

Lots 2 and 3 are guided firmly in the region of €15,000 to €20,000/ac. This has been the going rate for similar type land in the area so expect it to end up within that price range.

Given its location on the edge of the village, it is much harder to try and pin down a price on Lot 1. With potential for future development, it could attract bids from outside the agricultural sphere.

The auction takes place on Thursday, 28 November at 3pm in REA Dawson’s office on Barrack St, Tullow.
