After opening at €500,000, two active bidders drove the sale price of a 102-acre non-residential farm situated at Coolarkin, Grangemockler, Co Tipperary, into €560,000 at last week’s public auction. Falling short of the €7,500/acre guide price, selling agent Joe Coogan, Castlecomer, withdrew the farm at €560,000 and entered private negotiations with the highest bidder, who was thought to be a local farmer. It’s understood that a higher offer was reached after auction but no deal had been concluded at the time of going to press. The underbidder was thought to be a person from the Fethard area. It’s believed that some fresh interest has emerged since the weekend and the selling agent is confident of concluding a sale in the short term.
Situated a mile from the Kilkenny-Tipperary border, the farm is set out in one 102-acre block, is currently in grass and comes with about 90 metres of road frontage. In the past, it has been the nurturing ground for maize and oil-seed rape. It is situated nine miles from Carrick-on-Suir and 18 miles from Kilkenny.
Killarney parcel open to offers
A 20.5-acre non-residential parcel of land situated at Glandeagh, Currow, Killarney, Co Kerry, was withdrawn at €110,000 at last week’s public auction. Selling agent Tom Spillane, Killarney, is currently in negotiations with an interested party and is open to further offers. Laid out in four fields, the farm is currently in grass, has frontage to three county roads and is described as “good land for the area”. Although situated on high ground, the land is level and is suitable for the harvesting of silage. The property was guided in the region of €7,500 to €8,000/acre prior to auction.
27-acre package in Kilkenny makes €355,000 at public auction
A 27-acre residential package situated at Whitty’s Farm, Tinnahinch, Graiguenamanagh, Co Kilkenny, surpassed expectation when it sold for €355,000 at last week’s public auction. The property came to the market with a traditional stone farmhouse that required some attention and a range of farm outbuildings. Around six acres of the land, which was prone to flooding, extended down to the River Barrow.
Twenty-five people turned up at last week’s auction and among them were four active bidders. After opening at €150,000, brisk bidding saw the sale price eventually jump past the €300,000 mark until the hammer eventually fell at €355,000 to a local couple. This works out at €13,100/acre, including the house. Selling agent John Radford from Sherry FitzGerald Radford, New Ross, handled the sale.
60-acre farm near Roscrea makes exactly €7,000/acre
As the auction progressed, it became apparent that the majority of interest in a 60-acre residential farm located at Cappalahan, Knock, Roscrea, Co Tipperary, lay in the lots. Around 35 people attended last week’s auction where selling agent Julie Fogarty from Sherry FitzGerald Fogarty, Roscrea, decided to concentrate on the two lots. With a total of three principal bidders in the room, the first lot comprising the house on circa 20 acres was knocked down at €150,000 while the remaining circa 40 acres sold for €270,000. This gave a combined total of €420,000 or exactly €7,000/acre. Both lots were bought by an adjoining landowner. Described as “marginal quality”, the property came with an old style farmhouse that hadn’t been lived in for a number of years and some outbuildings.
Galway parcel knocked down at €11,500/acre
Part of a circa 50-acre residential farm situated at Cahernashilleeny, Claregalway, Co Galway, completely surprised selling agent Pat Callanan, Athenry, when it sold under the hammer for €11,500/acre. This was just one of four lots that were offered for sale at last week’s public auction, which saw more than 40 people turn up on the day. A solicitor acting in trust bought two lots. These included 27.5 acres of very good grazing ground which sold under the hammer for €317,000 or €11,500/acre. The same solicitor also bought a further 11.5 acres after auction. It was withdrawn at €90,000 but sold afterwards in a private deal for a higher figure.
The next lot of 9.25 acres was withdrawn at €50,000 but later sold to an auctioneer in trust for a higher figure, while the house on three-quarters of an acre was bid to €144,000 at auction but eventually sold in a private deal afterwards, also for a higher figure. Located in a popular farming area, the farm was guided in the region of €8,000/acre prior to auction.
