A pair of farms on the books of RE/MAX Team Earley in Roscommon are attracting strong interest among the local farming community.

Set in a farming heartland within the county, auctioneer John Earley said both properties offer all farmers a great opportunity to acquire lands in this well-regarded farming area between Roscommon and Tulsk.

Both are for sale by private treaty.

Tulsk land

First up is a farm of just over 49ac with a derelict residence located at Rathkeva and Tonroe, Tulsk, Co Roscommon.

The farm is all in one block and currently in grass.

On these lands there is a derelict residence with pitch slated roof and storage shed at side. This could lend itself to renovation or be used in a favourable manner to seek future planning permission.

Close to the roadside there is a yard containing a four-bay shed, yard and cattle handling facilities. These were built within the last five years. There is an option to purchase this farm in one or two lots. These are split into:

  • Lot 1 – consisting of approximately 12.75ac
  • Lot 2 contains the derelict house, sheds and approximately 36.6ac.
  • John Earley guides this farm in the region of €375,000, which works out at roughly €7,500/ac.

    Land at Four Mile House

The second farm consists of just under 24ac and is near Four Mile House. The holding is at Carrownalasson and Carrowboy and comprises of 23.8ac.

The land at Carrownalassan, Co Roscommon, is also all in one block.

It is divided into three large fields, all of which are in grass. They are located within 1km of the N61 road between Roscommon town and Tulsk.

There is also an option to purchase a four-bedroom two-storey derelict residence beside the land. The house needs full renovation but could lend itself to increasing the chances of achieving planning permission on that site in future.

This farm is guided in the region of €195,000, which would put it just north of €8,000/ac.
