An 85ac farm, split by a roadway hits the market in Mayo. This farm is well laid out with central roadways, water and a newly constructed five bay double slatted shed.
An 85ac farm is on offer at Pattenspark, Ballyhaunis, Co Mayo.
Auctioneer Gerry Coffey has brought a unique 85ac (34.4ha) farm to the market, just outside Ballyhaunis in Co Mayo. It is rare that a farm of this size or quality is offered and according to Gerry Coffey, there is a good deal of interest in the holding. Situated in Pattenspark, one mile from Ballyhaunis town and approximately 11 miles from Claremorris town, the farm is quite accessible and only about 10 miles from the N17.
The farm itself is laid out in two separate blocks, divided by the N60, Ballyhaunis to Claremorris road. The main block consists of approximately 59ac (23.8ha), with the smaller parcel consisting of 26ac (10.5ha). Both blocks have central roadways throughout, giving clear access to fields and paddocks. The small parcel of land is described as good grazing ground. It is broken up into managable grazing areas, with water available in each paddock.
Facilities
Along the main N60 road in the northern corner of the parcel is a large cattle handling facility including two pens, a cattle crush or race and a hardcore area between the pen and the N60 which would give adequate space for a jeep and trailer to pull in off the road and turn before loading cattle.
Alternatively, this hardcore area would also be well suited to storing round bales.
The main 59ac (23.8ha) parcel consists almost entirely of good-quality, well-drained soil with sand deposits on a ridge running across the northern half of the parcel.
The shed was constructed two years ago and has a large hardcore area.
This plot also includes two sheds, the first being a five bay doubles-sided slatted shed with calf creep areas on either side. The shed was constructed approximately two years ago and is finished to very high standards. All slatted pens on the farm have slat mats and the shed also contains an office, toilet facility and kitchen area.
The shed has LED lights throughout and a camera system installed. There is a three-bay long cattle crush in the shed and it is also well ventilated with closable flap vents over the walls.
The farmland is also accessed by a central roadway which leads from the cattle shed right around the farm in a loop
The calf creep areas have fold up metal troughs which can easily be folded up after feeding. Outside the shed there is a large area enclosed by galvanised tubing.
The farmland is also accessed by a central roadway which leads from the cattle shed right around the farm in a loop and exits at a machinery shed at the other end of the farm.
The farm is laid out in a large number of individual divisions, mostly of good-quality, free-draining soil.
There are no entitlements for sale with the land
There are gravel deposits on the farm also, and a survey is available on request which shows deposits of about 250,000t.
The machinery shed is a 50ft by 50ft fully closed in. There is also a roofed shed with two electric roller doors for easy access. There are no entitlements for sale with the land. The guide price, according to Gerry Coffey is €850,000 or approximately €10,000/ac. Irish Country Living understands that the farm will be offered for auction in the third week of March.
The selling agent is Gerry Coffey, Williamstown, Co Galway.
