An attractive holding extending to almost 50 acres will go for sale by public auction in late October. Situated at Ballygasheen, Ballinaclough, Nenagh, Co Tipperary, the farm is all in a single block and laid out six principal divisions. The land is all under grass, with good frontage on to a secondary road that leads directly into nearby Nenagh.

The majority of the lands are said to be of very good quality, with the front fields, in particular, in excellent repair. About 14 acres at the rear of the farm is in need of improvement and drainage to bring it up to a productive standard.

Importantly, a small section of the farm is said to be designated as a wildlife habitat which will limit the amount of reclamation works that can be carried out on that section of the land but it will attract a significant payment from EU schemes.

The farm at Ballinaclough also has the added benefit of a small old-style two-bed cottage in situ which is located in the centre of the farm. Accessed via a gravel roadway from the main road, the house is in need of refurbishment but is said to be habitable.

The 50 acre residential farm at Ballinaclough will go for sale by public auction on Thursday 20 October at 3pm in the Ormond Hotel, Nenagh.

The sale is being handled by Eoin Dillon of REA Dillon, Nenagh, who is guiding the farm at €495,000, or just under €10,000 per acre. The farm comes with no single farm payment.
