A young local dairy farmer is believed to have been the successful buyer of the majority of this stunning 130-acre farm when it went for public auction last week. The farm was offered for sale in two lots of circa 119 acres and circa 10 acres.

The bidding

Bidding on the first lot, the circa 119-acre parcel opened at €1.2m.

Bids in increments of €50,000 saw this quickly climb to €1.6m, at which point it was placed on the market.

This did not deter the bidders, who continued to drive up the price until it reached a substantial €2.1m, at which point the hammer dropped, for an average price in excess of €17,600/acre.

The under-bidder, who missed out on the property, is believed to be a well-known equine business owner from the area.

Blank canvass

For the most part, this was a blank canvass with only one large shed in place on the farm. It has been leased out over the past number of years and is currently in a mixture of tillage and grassland. Such is the quality of the block, it is suitable to be used for any enterprise.

The second lot of circa 10 acres also received good interest on the day and sold under the hammer for €132,000.

This smaller parcel is currently used for potato production and comes with ample road frontage. Entitlements to the value of €16,293 came with the first larger parcel, while entitlements of €1,100 came with the 10-acre lot.

Combined totals

Combined, this 130-acre farm sold for a substantial €2.23m or over €17,100/acre.

Prior to auction, Cashel Livestock and Property Sales, which handled the sale of the property, had guided the entire in the region of €12,500/acre, which was completely surpassed.
