A 31ac residential farm at Laragh, Maynooth, Co Kildare, sold under the hammer on Wednesday this week. The gavel fell at €650,000 in "a lively auction room" in the Glenroyal Hotel, Maynooth. This is just shy of €21,000/ac.

"On the day, there was three main bidders, with bidding starting at €500,000. It went in increments of €20,000 and €10,000 until €630,000," a spokesperson for the selling agent Coonan Property said.

"Then the vendor was consulted and the property then increased to €650,000 when it went on the market and was sold under the gavel."

The property was purchased by a local solicitor on behalf of a Celbridge-based client.

Happy with the price

"The vendors were happy with the result, which made €100,000 over the guide price," the spokesperson said.

The property consists of a three-bedroom bungalow in a private setting in the townland of Laragh. It is located close to the towns of Maynooth and just 4km from Kilcock.

The property includes a selection of sheds and a concrete yard suitable for a range of different uses.

The lands which surround the house are laid out in four divisions, all surrounded by trees and whitethorn hedgerows. The lands are all in grass, apart from four acres which the vendor has planted with a selection of broadleaf trees.
